How Facility Management Supports African Assets

Facility management is becoming more important across Africa as offices, hospitals, airports, schools, retail centers, residential complexes, factories, logistics hubs, and public buildings require continuous upkeep. These services help maintain building safety, comfort, energy performance, cleanliness, equipment reliability, and daily operations. As African cities expand and infrastructure assets become more complex, professional facility management is moving from basic maintenance toward integrated asset support.

A recent Africa facility management study by MarkNtel Advisors highlights demand from hard services, outsourced models, Nigeria, urban infrastructure, and technology-enabled maintenance. The report values the sector at USD 48.7 billion in 2025 and projects it to grow from USD 52.3 billion in 2026 to USD 109.8 billion by 2032, reflecting a CAGR of around 13.16% during 2026–2032.

Urban Growth Drives Service Demand

Urbanization is one of the strongest factors supporting facility management across Africa. Growing cities require more commercial buildings, housing projects, transport facilities, healthcare centers, schools, retail spaces, and industrial parks. Once these assets are built, they need regular maintenance, cleaning, security, energy management, and technical support to remain usable and efficient.

The United Nations’ World Urbanization Prospects tracks long-term urban population growth and shows why urban infrastructure planning remains central to development. This broader urban shift supports demand for professional services that can manage large and varied built environments across African economies.

Hard Services Hold Strong Share

Hard facility management accounted for nearly 62% share in 2026, according to the study. These services include maintenance of HVAC systems, electrical networks, plumbing, fire safety systems, elevators, generators, building automation, and other technical assets. Their importance is rising because modern buildings depend heavily on reliable mechanical and electrical infrastructure.

Hard services are especially critical in hospitals, airports, factories, data centers, malls, and corporate buildings where downtime can affect safety, productivity, or customer experience. Skilled technicians, preventive maintenance schedules, spare parts planning, and compliance checks all help extend asset life and reduce unexpected failures.

Outsourcing Becomes More Practical

Outsourced facility management accounted for around 68% share in 2026, making it the leading operating model in the report. Many organizations prefer outsourcing because specialist providers can deliver trained staff, standardized processes, technical expertise, and multi-service coordination. This allows property owners and businesses to focus on core activities rather than managing every building function internally.

Outsourcing is also useful when buildings require complex service combinations. A single facility may need cleaning, security, HVAC maintenance, landscaping, pest control, reception support, waste management, and energy monitoring. Professional providers can combine these services under structured contracts and service-level expectations.

Nigeria Leads Regional Demand

Nigeria accounted for approximately 28.80% share in 2026, according to the report. Its position is linked with commercial real estate development, urban expansion, financial services, oil and gas operations, telecom infrastructure, manufacturing activity, and public-sector assets. Lagos and Abuja continue to generate demand for building maintenance and integrated facility services.

Nigeria’s large population and business activity create a wide asset base requiring operational support. Offices, banks, retail centers, industrial facilities, residential estates, schools, and hospitals all depend on regular maintenance. As more organizations formalize building operations, demand for outsourced and integrated services is expected to remain strong.

Infrastructure Investment Supports Growth

Facility management demand rises when infrastructure investment expands. New roads, airports, hospitals, energy assets, schools, logistics parks, and public buildings create long-term maintenance responsibilities. The value of these assets depends not only on construction quality but also on how well they are operated and maintained after completion.

The African Development Bank’s infrastructure development work emphasizes infrastructure as a key driver of economic growth and regional integration. This context supports the role of facility management in protecting public and private assets after they are built.

Energy Management Gains Importance

Energy reliability and efficiency are major facility priorities across many African markets. Buildings may rely on grid electricity, backup generators, solar systems, UPS units, batteries, and energy-management platforms. Facility managers are responsible for keeping these systems functional while reducing waste and operating costs.

The International Energy Agency’s Africa energy outlook highlights the continent’s energy access and investment challenges. For building owners, this makes energy monitoring, preventive maintenance, backup power planning, and efficient equipment use important parts of daily facility operations.

Smart Technologies Improve Operations

Digital tools are changing facility management through sensors, building management systems, IoT devices, computerized maintenance management software, asset tracking, and predictive maintenance. These tools help teams monitor equipment condition, schedule repairs, track service requests, and identify recurring issues before breakdowns occur.

Smart systems are especially valuable for large facilities and multi-site portfolios. They can improve visibility across buildings, reduce manual reporting, and support better budgeting. However, successful adoption depends on connectivity, trained staff, reliable data, and clear maintenance workflows.

Skills Shortages Create Challenges

Facility management depends on skilled workers, including electricians, HVAC technicians, plumbers, safety officers, cleaners, supervisors, engineers, and digital maintenance specialists. Many African markets face gaps in technical training and certified facility-management expertise. This can affect service quality, safety compliance, and equipment reliability.

Companies that invest in workforce training, certification, and digital skills can improve service consistency. As buildings become more complex, technical capability will matter more. Facility management providers must combine local workforce knowledge with modern tools and stronger operating standards.

Outlook for Facility Management in Africa

Africa’s facility management demand is being shaped by hard services, outsourced operations, Nigeria’s leading share, urban expansion, infrastructure investment, energy management, and digital maintenance tools. The report figures indicate strong growth through 2032 as building owners increasingly recognize the value of structured asset operations.

The long-term direction will depend on construction pipelines, technical workforce development, public-private infrastructure projects, smart building adoption, energy reliability, and service quality standards. As Africa’s built environment expands, facility management will remain essential for keeping assets safe, efficient, and operational.
